摘要：This article is meant to make several specifications with respect to the correct estimate of the effective market rent, that is the starting point for determining the net exploitation income, respectively the financial indicator found in the numerator of the income capitalization formula (the other indicator, found at the formula denominator, being the capitalization rate).
